Short answer
Upload your roofing contract or estimate to Sign PDF and send it to the homeowner before you book scaffolding or order materials. A good roofing contract prices the visible work, sets a rate for hidden damage such as rotten decking found when the old roof comes off, and says what happens on weather days.

What a roofing contract template should include
Roofing is the trade where the price most often changes once work starts, because nobody sees the decking, the battens or the rafters until the tiles are off. A contract that prices those surprises in advance turns an argument into a line item.
- Materials by make and type (tiles, membrane, underlay, flashings)
- Scaffold: included period and the weekly rate after it
- Unit rates for hidden damage: per sheet of decking, per metre of fascia, per rafter
- A promise to photograph hidden damage before replacing it
- Weather: work pauses in rain and wind, and the finish date moves with it
- Waste disposal, skip placement and protection of gardens and conservatories
- Guarantee: length, what it covers, and what voids it
Insurance work and storm repairs
After a storm, the homeowner often wants you to deal with the insurer. Some roofers ask the client to sign a work authorisation that allows them to talk to the insurer and carry out the agreed scope. Be careful: in a number of US states, contracts that let a roofer negotiate a claim on the homeowner's behalf are restricted or banned, and many states require specific cancellation wording on storm repair contracts. Check the rules where you work. This is not legal advice.
What Sign PDF does is get the estimate and authorisation signed quickly, while you are still at the house, and keep a sealed copy with the time it was signed. It does not submit anything to an insurer.
Signing on the driveway
Measure up, take photos, write the estimate in the van, upload it and send it before you leave. The homeowner gets an email, enters a six-digit code and signs on their phone. If two people own the house, add both, and set a signing order if you want the second owner to see the first's signature.
Hidden damage found on day two goes on a short change order with photos attached. Send it from the roof if you like; the client signs from work, and you carry on.
Choosing a plan
A roofer doing two or three big re-roofs a month can use Light, at $5 a month for 2 documents, though change orders count as documents too. Most roofers who quote repairs every day are better on Full, at $10 a month for unlimited documents and templates. Neither plan includes invoicing, payments, scheduling or insurance claims; we are the signing step.
Questions people ask
How do I price rotten decking I cannot see yet?
Put a unit rate in the contract, such as a price per sheet, and promise to photograph damage before replacing it. Then send a change order with the photos and the count.
Can homeowners sign a roofing estimate on their phone?
Yes. They sign in the browser after confirming a code from their email. No app or account is needed.
Should the contract cover weather delays?
Yes. Say that work pauses in rain or high wind and the finish date moves by the same number of days, and set the scaffold rate for extra weeks.
Can I get an insurance assignment signed with Sign PDF?
You can get any ordinary document signed, but some US states restrict assignments and public adjusting by contractors. Check your state's rules first. This is not legal advice.
Can I attach photos of the roof to the estimate?
Yes. Add the photos as pages to the PDF, or upload photos alongside a short estimate. Ask the homeowner to initial the photo pages if you want proof they saw the damage.
Send your next roof replacement contract for signature
Upload it from your phone or laptop. The boxes go in the right places, your client signs on their phone, and you get a sealed copy back.
