Short answer

Sign PDF lets a bathroom fitter upload a renovation quote or contract, check the signature and initials boxes it places, and send it to the homeowner to sign on their phone. When you strip the old tiles and find rot or a leaking trap, send a one-page change order the same morning and carry on once it is signed.

Clauses a bathroom contract needs that a kitchen one does not

Bathrooms hide things. Every fitter has opened a wall and found a joist notched to nothing or a waste pipe that has been weeping for years. Your contract should say, plainly, that hidden damage is not in the price and will be quoted before you fix it.

  • The waterproofing system by name, and which walls and floor it covers.
  • Allowances for tiles, vanity and brassware the client is still choosing, with a deadline for each choice.
  • Client-supplied items: you fit them, but you are not liable if a tap they bought online leaks from the factory.
  • How long the room will be out of use, and whether it is the only toilet in the house.
  • Curing and drying times for screed, adhesive and grout before the shower is used.
  • Permits and inspections where your area requires them for plumbing or electrical work.

Hidden damage and change orders

The moment you find a problem is the moment to price it. Photograph it, write two lines and a price, upload it to Sign PDF and send it. The homeowner signs from wherever they are. You keep working on the parts that are not affected while you wait.

That sealed change order carries the time the client confirmed their email code and the time they signed. If the final bill is questioned, you can show exactly when the extra was agreed and by whom.

Tile allowances and selections

If the client is choosing tiles after signing, give them an allowance per square foot and a date. When they pick something over the allowance, send a one-line selection sheet with the difference for them to sign. It stops the 'I thought that was included' conversation at handover.

Selection sheets are short, so a fitter sending several a month will want Full at $10 for unlimited documents. Light at $5 covers 2 a month, which is fine if you only need the main contract signed.

What we do not do

Sign PDF is for signatures. We do not schedule your trades, take deposits, or keep a client list with job stages. Use whatever you already run your jobs on, and send the documents through us when a signature is needed.

Home improvement contracts in many US states and UK consumer contracts made at home carry cancellation rights and set wording. Get your template checked once by someone who knows the rules where you work; this page is not legal advice.

Questions people ask

Can the homeowner approve a change order while at work?

Yes. They get an email, enter a six-digit code and sign in their phone or work browser. You see the signed copy as soon as they finish.

Can I include photos of the hidden damage in the change order?

Yes. Put the photo and the price on one page, or upload the photo itself as a JPG or PNG. Everything is turned into a PDF before signing. iPhone HEIC photos need exporting as JPEG first.

Will the signed contract show if anyone edits it later?

Yes. The completed PDF is sealed with a digital signature and timestamp. Changing it afterwards breaks the seal, and PDF readers flag it. Anyone can also check a copy at signpdf.ai/verify.

Do I need the client's signature on every page?

Not always, but initials on pages with key terms, such as hidden damage and allowances, are useful. Type 'client initials every page' in the editor and we add them.
