Short answer

Upload your window cleaning contract to Sign PDF, add the customer or site manager as a signer, and send it by email; they sign on their phone in a couple of minutes. Domestic rounds rarely need more than a one-page agreement, but commercial window cleaning contracts should cover access, height, insurance and what happens when weather stops work.

Domestic rounds: keep it to one page

Most domestic customers will not sign a four-page contract to have their windows done every four weeks, and they do not need to. A one-page agreement with the price, the frequency, whether frames and sills are included, how you get into the back garden and how you take payment is enough.

Where a written agreement really earns its keep is when you buy or take over a round. The previous owner's customers agreed to someone else. Sending each a short agreement in your name, with your price and terms, gives you a clean start and a list of who actually signed up.

What to put in a commercial window cleaning contract

Commercial clients expect paperwork, and their facilities manager will often ask for it before you are allowed on site. Give them a contract that answers the questions their insurer or landlord will ask.

  • Which elevations and floors, inside and out, and the method (water-fed pole, ladders, rope access, cherry picker)
  • Frequency and preferred times, such as before opening
  • Weather rule: high winds or ice mean the clean moves, not cancelled
  • Your public liability insurance level, and a copy on request
  • Access: keys, alarm codes, building sign-in, parking for the van
  • Price review date and notice to end

Getting the site manager to sign

The person who books you is often not the person who signs. Send the agreement to the practice manager or facilities manager, and if the owner or head office also needs to sign, add them with a signing order so it goes to them second. Each person signs in their browser with a code sent to their email. The sealed copy lists everyone who signed, with times in UTC.

A window cleaner signing up a few commercial clients a month is fine on Light, at $5 a month for 2 documents. Re-signing a whole round is a different job: Full at $10 a month gives you unlimited documents and lets you save the agreement as a template.

What we do not do

We do not run your round, send invoices or collect payments. Sign PDF has no text-message sending; signing links go by email. If your customers pay by direct debit or through a round app, keep that, and use us for the agreement.

Questions people ask

Do I need a contract for a domestic window round?

It is not required, but a one-page agreement avoids disputes over price, frequency and what is included. It is most useful when you take over a round.

Can I send the same agreement to all my customers?

Yes. On the Full plan you can save the agreement as a template and send it to each customer with their own name and price.

Should commercial contracts mention insurance?

Yes. State your public liability cover and offer the certificate on request. Many facilities managers will not let you start without it.

Can customers sign on a phone?

Yes. They open the email, confirm a six-digit code and sign with a finger. No app or account is needed.

What if a customer moves house?

The agreement is with them, not the property. Say in it that it ends when they move, with notice, and send a fresh agreement to the new owner if they want to keep you.
