Short answer
Upload your cleaning service agreement to Sign PDF and send it to the client before the first clean; they sign on their phone with a code sent to their email. Add a key-holding consent if you hold keys or alarm codes, and a cancellation clause so late cancellations are charged on terms the client actually signed.

What a cleaning service contract should include
Domestic cleaning runs on trust, which is exactly why the arrangement should be written down. When a client says the oven was meant to be included or a vase was broken, you want a page you both signed in January, not a memory of a chat at the door.
- Visit day, length and frequency, and what a standard clean covers room by room
- Extras priced separately: oven, inside fridge, windows, ironing, laundry
- Who supplies products and equipment
- Cancellation notice and the charge for late cancellations or no access
- Breakages and damage: how they are reported and how your insurance handles them
- Pets, rooms that are off limits, and items not to be moved
- Non-solicitation, if you employ cleaners and do not want clients hiring them directly
Key-holding and alarm codes
If you hold a client's key, put that in a separate signed consent. Say how many keys, how they are stored (tagged by a code, never by address), who in your team can use them, and how they are returned when the arrangement ends. Ask the client not to give you the alarm code in the same email as the address.
This is the kind of short document Sign PDF is made for. Upload it, add the client, and they sign in their browser. The certificate at the end shows when they signed and from which device, which helps if a key ever goes missing and questions are asked.
End of tenancy cleans
End of tenancy work has three parties: the tenant who often pays, the landlord or agent who judges the result, and you. Get the quote signed by whoever is paying, and state that you will return to fix anything the agent flags within a set time, such as 72 hours. That clause, signed in advance, is usually what decides whether a deposit dispute lands on you.
Commercial cleaning contracts
Offices and shops want hours, frequency, a specification by area, consumables, and a notice period, often three months. They may also want the contract signed by someone in finance as well as the office manager. Add both as signers and set the order. Sign PDF seals the finished copy and adds a certificate of completion.
A cleaner taking on a few new clients a month is fine on Light at $5 for 2 documents. A company onboarding new clients every week, or sending key-holding forms with every agreement, will want Full at $10 for unlimited documents and templates. We do not do rotas, timesheets, invoicing or payments.
Questions people ask
Can I charge for late cancellations?
Only if the client agreed to it. Put the notice period and the charge in the agreement and have it signed before the first clean.
Should I have clients sign a key-holding form?
Yes. It records how many keys you hold, how they are stored and how they are returned, and protects you if a key goes missing.
Who should sign an end of tenancy cleaning quote?
Whoever is paying, usually the tenant or the landlord. If the agent will judge the result, mention your re-clean guarantee in the quote.
Can I stop a client hiring my cleaner directly?
Many agencies include a non-solicitation clause with a placement fee. Whether it is enforceable depends on where you are, so have a lawyer check the wording. This is not legal advice.
Does Sign PDF send invoices for my cleans?
No. We get agreements and consent forms signed and sealed. Keep your invoicing or booking app for billing.
