Renew a Dubai tenancy and sign it online
Short answer
To change rent or other terms at renewal, Dubai law requires 90 days' notice before the tenancy ends, and any increase must sit within the DLD rental index. The renewal letter and the new unified contract can be signed online, then the renewal is registered in Ejari. A landlord's 12-month notice to take the property back is different: it has to go by notary public or registered post, not an e-signature link.

Notice to change terms: 90 days
Article 14 of Law No. 26 of 2007, as amended, says that a party wanting to change the terms of the tenancy at renewal, including the rent, must tell the other at least 90 days before it ends. Miss that date and the tenancy usually renews on the same terms.
Send the renewal offer as a letter the tenant signs to confirm they received it. A signed, timestamped receipt is far easier to rely on than a WhatsApp message that was read but not answered.
Rent increases and the rental index
Rent increases in Dubai are capped by the DLD's rental index, which compares the current rent with the average for similar units in the same area. Use the calculator on the DLD website or Dubai REST app and attach the result to the renewal letter, so the tenant can see the figure is within the limit.
Notices that should not go by e-signature
A landlord who wants the property back at the end of the term, to sell it or to live in it, must give 12 months' notice under Article 25(2), sent through a notary public or by registered post. Notices for breach during the term also go through those channels. Do not rely on an emailed signing link for these.
The rules on notice are where landlords lose rental disputes. This is not legal advice; ask a UAE lawyer or the Rental Disputes Centre before serving an eviction notice.
Registering the renewal
Renewals are registered through the same channels as new tenancies: the DLD website, the Dubai REST app, Dubai Now for owners who manage their own unit, or a trustee centre. Each renewal is a new Ejari registration with the fees set by the DLD. A new registration cannot go through while an earlier year was never registered, so fix any gaps first.
Sending a renewal with Sign PDF
A renewal is a short document, so most landlords can send it from a phone.
- Upload the renewal letter with the new rent, cheque schedule and start date, and the rental index printout
- Add the tenant as signer, then the landlord or management company to countersign
- Set an expiry date before the 90-day mark, so an unsigned letter does not drift past it
- When everyone has signed, upload the signed contract to Ejari
