Sign an Ejari tenancy contract online
Short answer
A Dubai tenancy is written on the DLD's unified tenancy contract, signed by landlord and tenant, and then registered with Ejari through the DLD website, the Dubai REST app or a trustee centre, which ask for a copy of the signed contract. Sign PDF gets the contract and any addendum signed online so you can upload the result. Individual owners who manage their own unit can also create and sign the contract with UAE PASS in the Ejari service on Dubai Now.

What the unified tenancy contract is
The Dubai Land Department publishes a single bilingual tenancy contract for Dubai, the unified tenancy contract, with the owner, tenant, property and rent details on the front and standard terms behind. Landlords add their own terms in an addendum: maintenance split, number of cheques, pets, subletting and what happens on early exit.
Under Law No. 26 of 2007, as amended, residential and commercial tenancies in Dubai must be registered. Registration happens in Ejari, and the Ejari certificate is what DEWA, residence visa and the Rental Disputes Centre rely on.
What Ejari registration needs
The DLD's register and renew page lists three channels: the DLD website, the Dubai REST app and the Real Estate Trustee Centres. The app asks for a copy of the unified tenancy contract and is open to individuals and companies; a trustee centre asks for the original contract and the applicant's Emirates ID, plus a power of attorney for a representative.
The fees listed on the DLD page in October 2026 were AED 100 registration, AED 10 knowledge and AED 10 innovation fees, plus a service partner fee, coming to AED 177.75 online or AED 220 at a trustee centre. Check the DLD page before you quote these to a tenant.
Two ways to sign
Individual owners who manage their own property can use the Ejari service in Dubai Now: the owner logs in with UAE PASS, fills in the contract and signs, the tenant accepts and signs with UAE PASS and pays, and registration is instant. If that route works for you, it covers the signing and registration in one go.
Agencies, property management companies, owners abroad without UAE PASS and anyone with a long addendum usually sign the contract and addendum first and then register. That is where Sign PDF fits: upload the filled unified contract and your addendum as one PDF, send it to the tenant and the landlord, and upload the signed copy to Ejari.
Who may sign for the landlord
In 2018 the DLD said leasing brokers may not sign rental contracts or take rent for the units they arrange, and that it would not accept a power of attorney given to an independent broker on a real estate visa. The owner signs, or a DLD-licensed property management company signs for them. Check the current position with the DLD if your agency signs on owners' behalf.
Abu Dhabi is different
In Abu Dhabi, tenancies are registered through Tawtheeq, on the DARI or TAMM platforms with UAE PASS. Guides from Abu Dhabi agencies report that contracts must be in Arabic or bilingual, and that English-only contracts are refused. Sign PDF signs any PDF, including bilingual contracts, and the signing pages can be shown in Arabic, but check DARI's current requirements before relying on it.
Sending the contract with Sign PDF
Sign PDF reads 'Landlord', 'Lessor', 'Tenant' and 'Lessee' from the signature lines and places the boxes for each party. Type 'tenant initials every page' and they appear on every page of the addendum. Each signer confirms a six-digit email code and signs on a phone; the signed PDF comes back sealed with a DigiCert timestamp and a certificate of completion.
We do not register the contract with Ejari, collect rent cheques or hold deposits. Links go by email, and you can also send them from your own WhatsApp.
Questions people ask
Can a Dubai tenancy contract be signed electronically?
Yes. Federal Decree-Law No. 46 of 2021 recognises electronic signatures, and the DLD's own Dubai Now service signs tenancies with UAE PASS. The contract must still be registered in Ejari.
Will Ejari accept a contract e-signed in Sign PDF?
The app and website ask for a copy of the signed unified tenancy contract, and we know of no rule against an e-signed copy, but we could not find a DLD statement on it. If one is refused, check with the DLD or a trustee centre.
Can my leasing agent sign for me as landlord?
The DLD said in 2018 that leasing brokers may not sign rental contracts for owners. The owner, or a licensed property management company acting for them, should sign.
Does the tenant need UAE PASS to sign in Sign PDF?
No. They need an email address. UAE PASS is only needed if you use the DLD's Dubai Now signing route.
What is the minimum term for Ejari?
DLD campaign pages describe a minimum lease of one year for Ejari registration. Short stays usually fall under the separate holiday home rules.
