What's in this cleaning service agreement
The full text. Words in brackets are filled in from the form above.
- 1. The parties. This agreement is between [Client name] (the Client) and [Cleaner or business name] (the Cleaner) for cleaning at [Property address] (the Property), starting on [Start date].
- 2. The service. The Cleaner will clean the Property [Cleaning schedule] and carry out these tasks: [Tasks included]. Deep cleans, oven cleaning, windows, carpets and other extras are priced separately and agreed before the visit.
- 3. Price and payment. The Client will pay [Price], [Payment terms]. The Cleaner may review prices once a year with at least four weeks' written notice.
- 4. Products and equipment. The Cleaner will bring its own products and equipment unless the parties agree that the Client's will be used. The Client will tell the Cleaner about any surface, floor or item that needs a particular product or must not be cleaned.
- 5. Keys and access. Where the Client provides a key, fob or alarm code, the Cleaner will keep it secure, will not label it with the address, and will return it when this agreement ends. If the Cleaner cannot get in at the agreed time because nobody is home, the key does not work or the Property is not ready, the visit may be charged in full.
- 6. Cancellations. Either party may cancel or move a visit by giving at least [Cancellation notice] of notice. Visits the Client cancels at shorter notice may be charged in full. If the Cleaner cancels, the visit will be rearranged or not charged.
- 7. Breakages and damage. The Cleaner will take reasonable care and will tell the Client the same day about anything broken or damaged. The Client should report any damage or missing item within 48 hours of a visit. The Cleaner will repair or pay a fair value for damage caused by its own negligence, but is not responsible for items that were already damaged, badly fixed or fragile and not pointed out.
- 8. Valuables. The Client is asked to put away cash, jewellery and other valuables before each visit.
- 9. Health and safety. The Cleaner may decline to clean anything it reasonably considers unsafe, including mould, pest infestations, bodily fluids, broken glass or work at height without proper access. Pets should be kept away from the areas being cleaned.
- 10. Quality. If the Client is unhappy with any part of a clean, they should tell the Cleaner within 24 hours and the Cleaner will return to put it right at no charge.
- 11. Privacy. The Cleaner will keep anything it sees or learns at the Property confidential and will not take photographs inside, except to record damage or with the Client's permission.
- 12. Insurance. The Cleaner will hold public liability insurance while this agreement is in force.
- 13. Ending the agreement. Either party may end this agreement with two weeks' written notice, or straight away if the other seriously breaks it. The Client will pay for cleans carried out up to the end date.
- 14. Governing law. This agreement is governed by the laws of [Governing law], and the courts of that place may hear any dispute about it.
- 15. Entire agreement. This document is the whole agreement between the Client and the Cleaner about its subject. It replaces anything said or written before it, and any change must be in writing and agreed by both.
- Signed by: the Client, the Cleaner, each with a signature, printed name and date.
When to use a cleaning service agreement
Use it for any regular cleaning client: weekly house cleans, fortnightly flat cleans, holiday let turnovers or small office cleans. A one-page agreement signed at the start sets expectations about tasks and keys before anything goes missing or gets broken.
What the key clauses do
Cleaners lose money and goodwill in the same few places. The template deals with each.
- The service lists the tasks so extras like ovens and windows are clearly charged separately.
- Keys and access lets you charge a lockout when you turn up and cannot get in.
- Cancellations sets a notice period and what happens at shorter notice.
- Breakages and damage asks the client to report problems quickly and limits your responsibility to damage you actually caused.
- Health and safety gives you the right to say no to mould, infestations and biohazards.
How to adapt it
For commercial cleaning, add the areas, hours and any site rules, and consider a longer notice period. For end of tenancy cleans, use the task list for a single visit and remove the regular schedule. If you employ cleaners, change the privacy clause to cover your staff.
This is a starting point, not legal advice. Check local consumer rules, and have a lawyer review larger commercial contracts.
Getting it signed
Fill it in, download the PDF and upload it to Sign PDF. The Client and Cleaner boxes are placed for you, the client signs on their phone, and both of you keep the signed copy.
Questions people ask
Can I charge if I cannot get into the property?
Yes, if your agreement says so. The keys and access clause allows a full charge when you arrive at the agreed time and cannot get in.
What if a client says something was broken?
The template asks the client to report damage within 48 hours, and you pay a fair value only for damage caused by your own negligence. Your public liability insurance may also help.
Does this work for office cleaning?
Yes, with a few edits: list the areas and hours, add any site security rules, and agree a longer notice period if the contract is larger.
Is this template legal advice?
No. It is a plain-English starting point that a small business can adapt. Laws differ between countries and states, so have a lawyer check it before you rely on it for a high-value job or anything regulated.
