Dubai offer letters and holding deposits, signed online
Short answer
Before a Dubai tenancy contract or Form F is signed, agents usually take a written offer and a holding deposit to take the unit off the market. Those are private documents, so they can be signed online under Federal Decree-Law No. 46 of 2021. Sign PDF places the boxes, sends the link by email and returns a sealed copy that shows who agreed to what and when.

What a holding deposit agreement says
In a rental, the tenant pays an amount to hold the unit while the landlord confirms and the contract is drawn up. In a resale, the buyer makes a written offer and, once agreed, the security deposit is usually handed over when Form F is signed. Both moments are when people change their minds, and an unwritten deal is hard to enforce.
- The unit, community and building, for example a two-bedroom in Dubai Marina
- Offered rent and number of cheques, or the offered price
- Amount held, who holds it and how it was paid
- Date by which the tenancy contract or Form F must be signed
- When the deposit is refunded, kept or credited to the rent or price
Who should hold the money
The DLD said in 2018 that leasing brokers may not receive money for the units they arrange, and that licensed property management companies may. If your agency takes holding deposits on rentals, check the current position with the DLD and say plainly in the agreement who holds the deposit and in what capacity.
Off-plan reservations
Developers selling off-plan usually have their own reservation form and sale agreement, registered later in the DLD's off-plan register. Use the developer's form for those. Sign PDF is useful for the agent's own documents in that process, such as a buyer's instruction to reserve or a fee letter.
Getting it signed in minutes
Speed matters: in busy communities such as JVC or Business Bay a good unit can go the same afternoon. Upload the offer as a PDF or a photo of a printed form, add the tenant and landlord, and send. Each signs on their phone with a six-digit email code. On the Full plan, save the offer as a template and fill in the unit and figures each time.
Sign PDF prices are in US dollars: Light is $5 a month for 2 documents and Full is $10 a month for unlimited documents.
Questions people ask
Is a holding deposit refundable in Dubai?
That depends on what the parties agreed. Write the refund terms in the holding agreement so there is no argument if the landlord or tenant pulls out.
Can an offer letter be signed electronically in the UAE?
Yes. It is a private document and Federal Decree-Law No. 46 of 2021 recognises electronic signatures for those. The later tenancy or sale still follows the DLD's process.
Does a holding agreement replace the tenancy contract?
No. It only holds the unit until the unified tenancy contract is signed and registered in Ejari.
Can I use this for a developer reservation?
Use the developer's own reservation form for off-plan purchases. Sign PDF suits the agent's own paperwork around it.
